  • If you hire another agency too
    • Make sure that the asking price is the same – do not give a bottom price to an agent who then adds commission on top. Bottom prices can lead to lots of confusion for clients and serious agents market properties that other agents can list too only with asking price including commission. If you at any stage decide to raise or lower the price – please inform all agents immediately – confusion regarding price is not good for anyone!
  • Make it easy to show your property
    • If you are not able to show your property please arrange a responsible key holder that can be available on short notice and, if possible, on weekends too.
  • Energy certificate
    • By law you nowadays need to have an official energy certificate in order to sell your property, if you do not have an energy certificate we can help you to get one.
  • “Nota simple”
    • We need a “nota simple” in order to assess your property – we will not accept to market a property without the “nota simple”.
  • Proper staging for photos
    • We will advise you on how to best stage your property before taking photos for marketing – please follow our advice and have your property ready in time for the photo session.
  • Consult with your lawyer or tax advisor
    • Make sure that you have a complete understanding about your obligations regarding taxes and fees as soon as possible – it is NOT a good time to wait until we are in negotiations with an interested client. We have seen many deals fall through in the negotiation stage only because the seller was not completely aware of his/her situation in time. If possible, do this before we agree on an asking price.
  • Be prepared to lower your price
    • Nobody wants to pay full asking price for anything– leave a margin for negotiations.
  • Let us handle the negotiations
    • If you are showing the property when we bring clients – please avoid talking about price and legal issues directly with the clients. We are the experts, you have hired us to act in your best interest, we know the clients, the clients´ situation and if they have other properties in mind too.
    • Your lawyer is hired by you to take care of all legal issues – let your lawyer do your legal work and let us take care of the negotiations with the clients.
